1. Book & Onboarding
The journey begins with selecting a design package based on your plot size, layout, and personal requirements. Once the initial payment is completed, the JSW One Homes team initiates your project and sets everything in motion.
After onboarding:

- You receive login access to your personalised project dashboard
- Access is provided through your registered mobile number or email ID

2. Digital Survey & Soil Test
This stage focuses on gathering accurate technical data to enable informed design and construction decisions.
Digital Survey
The digital survey captures:

- Using this data, the home footprint is positioned scientifically to:
- Optimise sun path and natural ventilation

3. Design Brief Discussions (DBDs)

During the Design Brief Discussions:
- Detailed inputs are taken on how the family lives and uses spaces
- A comprehensive design brief document is co-created
- The focus is on personalised living, not template-based designs
- Multiple iterations of 2D floor plans and 3D elevations are shared, allowing customers to visualise and refine their requirements well before construction begins.
4. Designing Your Dream Home
Once the design brief is finalised, the architectural design process begins in earnest.
2D Floor Plans
The first stage involves sharing and refining 2D floor plan iterations. These plans define:
- Room layouts and circulation
- Door and window placements
- Storage and functional zoning
A well-planned floor plan helps prevent expensive on-site changes and ensures a balance of light, ventilation, and privacy for everyday living.
3D Elevations
After the 2D floor plans are approved, 3D elevation iterations are developed. These define:
- The external character of the home - modern, classic, or fusion
- Natural light optimisation and shading
- Weather protection and street presence
Based on the finalised floor plans and elevations, a preliminary quote is shared, enabling customers to take the next step toward construction with clarity.
5. Interim Payment & Technical Drawings
To move into detailed engineering and execution planning:
Customers pay 5% of the preliminary quote, adjusted against the design fee already paid
At this point:
- A Homes Development Agreement (HDA) is prepared, clearly defining roles and responsibilities
- After the HDA is executed, the architect prepares detailed technical drawings, including:
- GFC (Good for Construction) drawings
- Structural and RCC drawings
- Electrical and plumbing (MEP) plans
Customer inputs and approvals are taken throughout this stage to ensure alignment before construction begins on site.
6. Final Costing & Milestones
Using the finalised technical drawings:
- JSW One Homes prepares a BOQ-based final quote
- A detailed project schedule is shared
- Stage-wise payment milestones are clearly defined
- Payments are linked strictly to milestone completion. Customers are required to release payments only after a milestone is completed, ensuring accountability and safeguarding against overpayment.
7. Works Contract & Site Mobilisation
Once the BOQ-based final quote is approved:
- A comprehensive works contract is prepared
- The contract clearly outlines all inclusions and exclusions
- After signing the works contract and releasing the first tranche of payment, site mobilisation begins. Excavation typically marks the start of on-ground execution, followed by subsequent construction milestones as per schedule.
8. Execution & Project Monitoring
Throughout the construction phase:
Customers receive weekly progress reports detailing:
- Ongoing site activities
- Blockers, if any
- Planned activities for the upcoming period
- In addition, customers can log in to the JSW One Homes platform at any time to:
- Track real-time project progress
- View designs, schedules, documents, photos, and videos
- Review quality checks and communications
Customers are required to sign off on the completion of each milestone before payments are released to the contractor. Timely customer payments and approvals help maintain the project schedule.
9. Handover, Warranty & Defect Liability
After construction and finishing works are completed:
- A formal handover is conducted
- Project keys are handed over to the customer
- Post-handover support includes:
- One-year defect liability support
- Structural stability certificate
- Five-year structural warranty
